Home Staging Contract

1. Party

This contract is made and entered into with Roz Home Staging.


2. Services

The Stager agrees to provide furniture and decor rental services for staging vacant homes listed for sale, as specified in the package selected by the Client.


3. Payment Terms 

A. The first 60 days of rental, including all associated service fees, are due upon acceptance of this proposal. If the Client wishes to extend the staging beyond the initial 60-day period, an additional fee equal to 30% of the package price will apply for each extra 30 days.

  B. Cancellations within 2 days of the scheduled staging date will incur a charge of 50% of the total staging fee. Postponements within 2 days of the staging date will incur a fee of $200.

  C. The Client must provide at least 5 days’ notice for the removal of staging inventory. Failure to provide 5 days’ notice will result in a rush fee of $200.

  D. Once the staging inventory is removed by Roz Home Staging, it cannot be reinstalled if the property sale is canceled. A new contract and new inventory selection will be required.

  E. Staging fees are non-prorated if the home sells before the completion of the 60-day term.



4. Design & Installation 

A. The Client agrees not to move, remove, or add to the staged items. 

B. Roz Home Staging retains full discretion over the selection of furniture and decor. 

C. Selections are made using professional expertise and market trends to appeal to a broad range of potential buyers. 

D. Personal preferences do not constitute grounds for requesting changes after staging is complete. 

E. Roz Home Staging is not responsible for any dissatisfaction regarding furniture or decor choices. 

F. Installation typically requires 2–4 hours. Larger projects may require multiple sessions for preparation, transport, or setup.



5. Photography & Marketing 

A. Roz Home Staging may take before-and-after photos of all staged areas for marketing purposes on websites, social media, and promotional materials. 

B. No personal client information will be disclosed; the property address may be shared only for listing purposes. 

C. Roz Home Staging may advertise its services on the staged property during the contract term.



6. Client Responsibilities 

A. The Client shall provide Roz Home Staging with access to the vacant property. 

B. The Client must provide a key and/or access code for the duration of the staging period or until all inventory is removed. 

C. The property must be ready for installation. Roz Home Staging may refuse or postpone installation if the property is not vacant and clean. A postponed install on the scheduled date will incur a $500 fee.

  1. No people or pets may be present during installation.

  2. All utilities must remain on while the home is staged.

  3. Construction activities (painting, drywall, etc.) are prohibited during the staging period.

  4. The Client is encouraged to maintain personal property insurance.



7. Assumption of Risk 

A. Installation of mirrors, artwork, and wall hangings may leave small holes; touch-ups are the Client’s responsibility. 

B. Roz Home Staging may use lamps and electrical fixtures; the Client assumes all risks related to their use. 

C. The Client is responsible for ensuring the property’s electrical systems are safe and functional.



8. Liability for Accidents 

A. Staging furniture is for display purposes only and not for regular use. 

B. The Client shall ensure no one sits, stands, or climbs on staged items. 

C. Roz Home Staging is not liable for accidents, injuries, or damages resulting from misuse of staging items.



9. No Guarantees 

Roz Home Staging cannot guarantee a sale or specific outcome. All services are provided using professional judgment, but no warranties—expressed or implied—are made regarding property sale success.



10. Removal of Staging Goods 

A. The Client must schedule removal of staging goods before the property sale closes. 

B. Removal dates must be coordinated with Roz Home Staging. 

C. Failure to remove staged items before closing may result in additional fees.



11. Governing Law 

This Contract shall be governed by the laws of the State of Florida.



Acknowledgment 

By signing below, the Client and Roz Home Staging acknowledge they have read, understood, and agreed to the terms and conditions outlined in this Contract.
